Why do you want to buy my property?
We look for properties that fit into our investment criteria comprised of size, location, accessibility, the view, proximity to towns and so on.
How did you know that I own the property?
Property ownership information is public record available on your local county website
Are there some development plans for this area?
No. We are purchasing properties only based on our internal investment strategy and criteria.
What will you do with the property?
The properties we purchase are added to our real estate portfolio. We hold some properties as long-term investments, resell some, and develop others.
How do you determine your offer price?
Our offer price is determined via our internal acquisition criteria. It does not necessary reflect the market value of the property. It simply means we are willing to purchase your property at this price.
Is your offer price negotiable?
Normally, our offer price is firm. You can counter offer but it is not guaranteed we will accept it.
Are all closing costs covered by you?
Yes. We pay all of the closing costs and there is no cost to you. Property taxes will be prorated at closing.
Can you buy my property even if I have back taxes?
Yes.
How long will it take to receive my money?
It normally takes about two weeks for in-house closing. If we are using a title company to open escrow, it usually takes around 30 days.
I don't live in the state where the property located. How do we close the deal?
We are able to close wherever you happen to be as long as you can be reached via mail, phone and email. In other words, there is no need to meet in person. We can close remotely, and we or our title company will handle all details of the closing process for you.
Who do you use to complete escrow or title work?
We normally will use Capstone Title in Colorado, Meridian Title in Indiana and Pioneer Title in Arizona.
What is your payment method?
If we hire a title company to open escrow, the title company can wire transfer the fund or mail you a check. If close in-house, we could to do wire transfer, Zelle pay or mail you a check. It is up to you.
I couldn't find my deed - is this a problem?
Not at all. We will run our own title search or simply hire a title company to close. However, any paperwork you can share with us will help to expedite the closing process.
